Sapien Spaces is a human-centered built environment consultancy advising private clients, developers and project teams on the conditions that influence human performance, wellbeing and longevity.
Our work translates research across neuroscience, environmental psychology, environmental health and building science into practical considerations for architecture and design. Air, light, water, acoustics, thermal conditions, materials, movement, nature, restoration, technology and connection are considered in relation to the people who will ultimately experience the space.
Sapien Spaces works internationally across private residences and major renovations, multi-family developments, and select hospitality, commercial and institutional projects.

The built environment is experienced continuously. Light, sound, air quality, temperature, materials, spatial configuration and other environmental conditions interact with human physiology, perception and behaviour throughout the day.
Sapien Spaces considers these relationships through an evidence-informed, multidisciplinary and project-specific lens. Research is not treated as a universal prescription; it is interpreted in the context of the architecture, location, occupants, objectives and constraints of each project.
Our role is to identify priorities, evaluate options and bring human-performance considerations into the design process early enough to meaningfully inform project decisions.

Principal, Sapien Spaces
Monica Dabrowski brings nearly two decades of experience across real estate, residential development, commercial property and private client advisory. Her career has given her a practical understanding of how projects are conceived, positioned, evaluated and experienced—from early development decisions through to the end user.
Working with developers, builders and private clients has shaped a commercially grounded perspective on value, client expectations and project objectives. Trained in the WELL Building Standard, Monica founded Sapien Spaces to bring research in human performance, environmental health and the built environment into architectural, development and design decision-making.
Her work draws from evolving research across neuroscience, environmental psychology and building science while remaining grounded in the commercial, operational and development realities of each project.
Monica holds an honours degree from Simon Fraser University and has been recognized for sustained professional performance, including Fraser Valley Real Estate Board Medallion Club recognition and multiple brokerage performance awards.
